Tips for vendors
It’s all happening, your property is being intelligently
marketed and buyers are eager to pop round for a viewing.
So be prepared. Your property must be on its finest form
– all day, every day. Undertake a spring clean like your
property’s never seen. De-clutter and tidy up.
Make your home sparkle inside and out. All those jobs
you promised to do while you were living there? It’s time
to do them now you’re leaving. Minor repairs and improvements
needn’t cost a fortune.
- De-clutter.Dispatch anything that can’t go
in the bin to the hidden recesses of the attic or
garage.
- Keep everything neat and tidy.Hang up your
clothes, hide the laundry, and store everyone’s shoes
neatly. Tidy away intimate items – underwear drying
on radiators rarely does much for the asking price.
- Keep it simple. Purchasers are looking at
the available space and it’s potential. One or two
pieces of furniture beautifully displayed will draw
the eye, but more than this can distract and make
rooms appear smaller than they actually are. Make
it easier for viewers by putting excess furniture
and items into storage.
- Clean up. Do the washing up and wipe down
surfaces before you go out every day. Exercise your
vacuum cleaner regularly. Make the bathroom sparkle,
replace worn, tired or dirty items such as shower
curtain, toilet seat or bathmats.
- Make up beds with clean linen. The bedroom
will create an impression of crisp friendliness.
- Don’t forget about the garden. . De-clutter
it by removing bicycles, children’s toys and the boxes
of wine bottles that you planned to take for recycling.
Gardens do sell homes, but they have to look beautiful
and not too unruly (it’s also why spring is a great
season to sell, as gardens blossom).

VIEWINGS
It’s still your home, but you’re well down the road
to turning it into someone else’s. So it’s time
to let your property do the talking. How will the
presence of you, your family and your pets affect
a sale? If your property is to sell itself, you
mustn’t get in the way! Don’t try to oversell –
let people judge for themselves. Keep out of the
way, but be happy to answer the many questions you
are bound to be asked. |
